Terms & Conditions

Reservation and Booking:

To reserve and book a property with 4Red Properties, please head directly to our website and make a direct booking. To confirm your reservation, a valid credit card and government-issued ID are required. Additionally, a cleaning fee will be applied to your booking. Please review each listing for specific details. Booking guests must be 25 years of age to book the property.

Rental Payment:

The rental payment includes the cost of your stay, cleaning fees, and any applicable service fees. Please refer to each listing for specific details regarding payment terms and accepted forms of payment.

Cancellation and Refunds:

We understand that plans may change. If you cancel your reservation one month before the scheduled arrival date, you will receive a full refund. If you cancel one week before the scheduled arrival date, you will receive a partial refund of 50% of the nightly rate for each remaining night. Unfortunately, no refunds are available for cancellations made on the day of check-in.

Check-In and Check-Out:

Check-in time is after 4:00 PM, and check-out time is before 11:00 AM. We provide a self check-in option with a smart lock for your convenience.

Guest Responsibilities - House:

- No parties or events are allowed on the property.
- Quiet time is observed from 10:00 p.m. to 8:00 a.m. to ensure a peaceful environment for all guests.
- Only registered guests are permitted on the premises; no unregistered guests or visitors are allowed.
- Smoking or vaping is strictly prohibited inside the property.
- The use of illegal substances is strictly prohibited.
- Pets are not allowed unless explicitly stated otherwise in the property listing.
- Eating or drinking in bedrooms is not permitted.
- Please refrain from rearranging the furniture in the property.
- Make-up removal should be done using the provided make-up washcloths.
- A first aid kit and fire extinguisher are located in the laundry room for emergency purposes.
- Guests are requested to dispose of food in the available trash can. The garbage disposal is for small food remnants only.
- Housekeeping will take care of washing all towels and bedding. Please leave all used beds unmade and place dirty towels in showers/tubs.
- Guests are advised not to put anything in the fireplace and to leave the fireplace remote in its designated spot. The logs beside the fireplace are for decoration purposes only.
- Excessive noise complaints may result in a $500 fine, and smoking inside the home may result in a $400 fine.
- Any lost or missing remotes will incur a $100 fine.
- Failure to comply with these rules may result in additional charges, and guests will be held responsible for any damages or theft.

Guest Responsibilities - Pool/Outdoor Rules:

- No parties or events are allowed in the pool or outdoor areas.
- Quiet time is observed from 10:00 p.m. to 8:00 a.m.
- The pool is closed from late September through the 1st of April.
- There is no lifeguard on duty, so swimming in the pool or using the hot tub is at your own risk.
- Glass objects are not allowed in or near the pool or hot tub area.
- Diving or running in the pool area is prohibited.
- Guests should not enter the water under the influence of alcohol, narcotics, or if they are ill.
- Children aged 14 and under must be supervised by an adult when using the swim area, and toddlers must wear a swim diaper.
- Pool towels can be found in the laundry room above the dryer. Please place all used pool towels in the hamper provided.
- If the outdoor kitchen is used, guests should ensure that all burners are turned off and the grill hood is down after use.
- Elderly persons, pregnant women, and individuals with health conditions should consult a physician before entering the hot tub.

Property Conditions and Liability:

- Guests are responsible for maintaining the cleanliness and condition of the property during their stay. Any damages or excessive cleaning required due to negligence or misconduct may result in additional charges.
- 4Red Properties is not liable for any accidents, injuries, or illnesses that occur during your stay. Guests are responsible for their own safety and should exercise caution while on the premises.
- It is the guest's responsibility to secure their personal belongings and valuables. 4Red Properties is not liable for any loss, theft, or damage to personal property during your stay.
- Guests are expected to comply with all local laws, regulations, and community guidelines. Any illegal activities or disturbances caused by guests may result in immediate eviction without refund.
- 4Red Properties is not responsible for any disruptions to utilities or services (such as internet, electricity, or water) that are beyond our control. We will make reasonable efforts to rectify any issues promptly.
- The use of amenities, such as swimming pools, fitness centers, or recreational facilities, is at the guest's own risk. Guests should follow any posted rules and guidelines and exercise caution while using these facilities.
- Guests are advised to secure travel insurance to cover any unforeseen circumstances or events that may affect their stay.
- 4Red Properties reserves the right to access the property at reasonable times for maintenance, repairs, or inspections.

Termination of Agreement:

4Red Properties reserves the right to terminate the agreement and request immediate vacation of the property if there is a violation of these terms and conditions or any disruptive misconduct that affects the well-being of other guests or the property.

Dispute Resolution:

Any disputes arising from these terms and conditions or your stay at 4Red Properties will be resolved through negotiation. If necessary, legal proceedings will be conducted in accordance with applicable laws and regulations.
